Construction Project ManagerThe Claremont Colleges Services (TCCS) is the shared services organization for a highly regarded cluster of seven independent colleges known as The Claremont Colleges located in Southern California. Job Posting Title:Construction Project Manager
Job Description:As a member of the TCCS Facilities Department, this role is responsible for all aspects of project management delivery, including planning, executing, monitoring, and controlling projects to successful outcomes. The Project Manager will collaborate with functional end users, department leaders, contractors, construction managers, vendors, and others across The Claremont Colleges (TCC) to successfully deliver projects within the allotted timeline, scope, and budget.
Essential Functions:The following are the essential duties and responsibilities the incumbent must be able to perform.
- Manage, maintain, and oversee all aspects of TCCS construction projects from start to finish, including the coordination of most, if not all, aspects of construction projects from conception stage and planning/design through construction and project completion, working in both the office and field.
- Manage the execution of upgrades and improvements to TCCS facilities, coordinating with both division leaders as well as vendors and contractors. Oversee maintenance and repair schedules for buildings.
- Maintain TCCS's Capital Plan and Master Plan
- Develop and document comprehensive project schedules once projects are assigned.
- Develop and review building plans, making sure projects meet environmental, safety, structural, zoning, and aesthetic standards. Update existing as-built drawings, as needed.
- Work closely with TCCS Central Facilities staff to determine available internal resources for projects.
- Develop project budgets and negotiate contracts/bids to acquire necessary resources to ensure project completion.
- Track and control project costs and schedules.
- Manage the bidding process. Screen, select, and coordinate subcontractors and suppliers.
- Provide project status updates in writing to Senior Management, project teams, and key stakeholders stemming from communication plan developed for each project and as requested.
- Draft project Requests for Information (RFIs), track change orders, manage Preliminary Notices and Lien Releases from contractors and tiered subcontractors and other key project documentation.
- Obtain necessary permits required for construction.
- Act as liaison between TCCS and City of Claremont, contractors and vendors.
- Develop and maintain strong relationships across the consortium
- Manage multiple projects simultaneously and keeping them on track; understand when to escalate issues and doing so in a timely fashion to ensure project success. Anticipate risks and potential bottlenecks continuously throughout the project and propose solutions and/or mitigation strategies.

Required Work Hours: The regular hours for this full-time position are 8:00 a.m. to 5:00 p.m., Monday through Friday. May be required to work holiday, weekend, and/or evening hours. Regular hours may vary due to needs of the organization or business unit.
QualificationsRequired Qualifications: The following qualifications are required to perform the essential functions of this position, or the individual must be able to demonstrate how the essential functions will be performed (with or without reasonable accommodation) using other qualifications not listed below.

Education: BA/BS, preferably in architecture, engineering, or related construction discipline.
Experience: Minimum 8 years work experience in project management or construction management of new building and/or renovation projects. Institutional and Higher Education project experience is preferred.
Knowledge, Skills, and Abilities:
- Working knowledge of CAD software, AIA documents, and project management & project support software.
- Working knowledge of Universal Building Codes and ADA Requirements.
- Exceptional judgment and ability to deal with others and with highly confidential information in a manner that exhibits patience, tact, diplomacy, and discretion.
- Strong interpersonal skills with the ability to foster collaboration and build positive relationships with internal and external constituencies.
- Demonstrate openness to new ideas and change, resiliency, and composure in difficult and unexpected circumstances.

- Fluent English language skills, including proper spelling, grammar, and punctuation.
Preferred Qualifications: The following qualifications are preferred:
- Experience with City planning and entitlement processes
- Project Management Professional (PMP) Certification or equivalent Project Management qualification.
